This document serves as a general communication of the construction guidelines, requirements and minimums for Trinity Oaks. This document does not serve in replacement of the Declaration of Covenants, Conditions, Restrictions and Easements for Trinity Oaks and it is highly recommended that all involved parties have read and understand such covenants, conditions and restrictions. In the event of a conflict of terms, the Declaration shall govern.
Premier Community Characteristics:
- .5 to 1+ acre estate lots, nestled within 45+ acres of Rolling Hills.
- Native Grasses embellish the Natural Stone hardscape as it flows through the Neighborhood Commons and accents the multiple ponds.
- Winding, fully paved, tree lined curbed streets with split medians and large landscaped roundabouts.
- Architectural Design, House placement and Landscaping plans will be approved by Matt Kleinschmit to ensure a High Level of Design Integrity.
- Immediate access to the prestigious South Lincoln amenities
Premier Lot Characteristics:
- Exempt from all City Impact Fees (Savings of $6,132.00).
- Exempt from City Sales Tax.
- Domestic water via private well.
- In lieu of Private Septic System there is a 10k Community Sewer Assessment.
- City Waste Water Service Line to be installed by Developer for future City Hookup.
- Public Sidewalks, Street Lights and Landscape Lighting provide safety.
- Natural Gas and Cable utilities Provided.

Exterior Finish Requirements;
- Front yard facing minimum of 60% brick, tile or full veneer natural stone.
- Side or rear yard facing minimum of 50% brick, tile or full veneer natural stone.
- All exposed foundation exceeding 12” in height to be faced with brick, tile or full veneer natural stone.
- Vinyl lap siding or metal lap siding are excluded from the design code.
- Freeze boards are to be installed under all soffits if applicable.
- Aprons are to be installed on each side of front porch step if applicable.
- Deck surfaces and railings to be maintenance free.
- Perimeter fencing is not permitted unless required around a swimming pool.
- Garage doors can not face any front lot line.
Landscape Design Requirements;
- Pond Lots and Premier ‘A’ Lots: all front yards to have a minimum of;
- (8) four inch caliber deciduous trees,
- (4) two inch caliber deciduous trees,
- (4) evergreens of minimum eight feet tall,
- (50) one-gallon containers of plantings.
- front yard to be planted with a minimum of 25% native grass
- air conditioning units must be screened from the street
- private trash containers must be screened from the street
- LED landscape night lighting
- up light (4) landscape trees in front yard
- up light the home with a minimum of (8) lights
- Premier ‘B’ Lots: all front yards to have a minimum of;
- (4) four inch caliber deciduous trees.
- (2) two inch caliber deciduous trees.

- (25) one-gallon containers of plantings.
- Air conditioning units must be screened from the street.
- Private trash containers must be screened from the street.

Design of Lot Types, Lot Sizes, Special Assessments and Lot Characteristics may be modified. Special Assessments are not included in the Base Price.
